A market analysis will show you a range of what you can expect to sell your house for at this time in this current market. I get alot of questions as to how the figures are calculated. Calculations are determined by a number of factors. A few factors are: The square footage of your home, condition of your home, age and type. Once all this information is gathered, your property will be compared to what has recently sold most comparable to your home within a certain distance. In this changing market for example, a realistic price for selling would be compared to what has generally sold comparable to yours within the last couple of months. When pricing, we also have to take into consideration what is currently for sale to make sure your home will be priced competatively. It is important to investigate continuously on what the market is doing. Why hasn't my home sold??? There are different reasons why a home won't sell and generally those reasons are: overpricing and not giving your home the exposure it needs to be sold to qualified buyers. At Portman Properties, we use a wide range of advertising tools to make sure that your property receives greater exposure.
